We're excited you're considering making our community your new home. To ensure a smooth application process, we've outlined our standard resident qualification guidelines below.

Our criteria for all applicants include:

Verifiable Income: A gross monthly income of at least three (3) times the monthly rent is required.
Positive Rental History: We look for favorable rental references from previous landlords.
Stable Employment: We require a history of stable and verifiable employment.
Good Credit Standing: Our review of your credit report will confirm a good credit rating.
Bankruptcy: Any bankruptcy must be discharged for at least 12 months.
Application Fee: A non-refundable fee is required to process your application.

A $300 holding fee is required to reserve your home. Upon approval of this application, the holding fee shall be retained as part of the first months’ rent.

Once approved, if applicant cancels application prior to the execution of the lease, all holding fees received will be forfeited as liquidated damages in payment for the agent’s time and effort in processing the application.

If this application is not approved by the owner or agent, the holding fee will be refunded, the applicant hereby waiving any claim for damages by reason of non-acceptance.
