How much is the application fee?
Non-refundable $60 per applicant over 18 years of age.
What is the holding fee?
A $300 holding fee is required to reserve your home. Upon approval, it is applied toward the first month’s rent.
If you cancel before signing the lease, the fee is forfeited as liquidated damages for processing your application (credit, character, reputation checks).
If your application is declined, the holding fee will be refunded.
What are your application requirements?
We're excited you're considering making our community your new home. To ensure a smooth application process, we've outlined our standard resident qualification guidelines below.
Our criteria for all applicants include:
Verifiable Income: A gross monthly income of at least three (3) times the monthly rent is required. We will verify this using recent pay stubs or other official documentation.
Positive Rental History: We look for favorable rental references from previous landlords.
Stable Employment: We require a history of stable and verifiable employment.
Good Credit Standing: Our review of your credit report will confirm a good credit rating.
Bankruptcy: Any bankruptcy must be discharged for at least 12 months, and proof of discharge will be required.

What is your pet policy and fees?
We are proud to be pet friendly with no weight restrictions! 2 Pet Maximum per Apartment Home.

How much is the security deposit?
One month’s rent, or—if eligible—our $500 security deposit program (approval conditions apply).

How long will the application decision take?
It may take up to 72 hours.
Do you have parking included?
Off-street parking first-come, first-serve. Some homes include a designated space or garage.
Do you offer garages or carports?
Many homes throughout our community include an attached garage.
Do you offer extra storage?
No extra storage options at this time.
What utilities will I be responsible for?
Water, sewer, trash, electric, and cable/internet/phone.
What type of heating system?
Electric.
Do you allow grills?
Grills, fire pits, and chimineas may not be used on balconies or patios. While in use, they must be at least 10 feet from the building. Once cooled, they may be returned to your balcony or patio—but not stored on the grounds between uses.
What school district will I be in?
Penn Manor School District: Pequea Elementary, Marticville Middle School, Penn Manor High School.
