How much is the application fee?
Non-refundable $60 per applicant over 18 years of age.
What is the holding fee?
A $300 holding fee is required to reserve your home. Upon approval, the holding fee will be applied toward the first month’s rent. If you cancel before the lease is signed, the holding fee is forfeited. If your application is not approved, the holding fee will be refunded.
What are your application requirements?
We're excited you're considering making our community your new home. To ensure a smooth application process, we've outlined our standard resident qualification guidelines below.

Our criteria for all applicants include:

Verifiable Income: A gross monthly income of at least three (3) times the monthly rent is required. We will verify this using recent pay stubs or other official documentation.
Positive Rental History: We look for favorable rental references from previous landlords.
Stable Employment: We require a history of stable and verifiable employment.
Good Credit Standing: Our review of your credit report will confirm a good credit rating.
Bankruptcy: Any bankruptcy must be discharged for at least 12 months, and proof of discharge will be required.
Application Fee: A non-refundable fee is required to process your application.
What is your pet policy and fees?
We are pet friendly with no weight restrictions! 2 Pets Maximum per Apartment Home.
$50/month per pet (rent)
$300 non-refundable fee per pet
Pet stations are available throughout the community.
How much is the security deposit?
One month’s rent. Approval conditions apply.

How long will the application decision take?
It may take up to 72 hours.
Do you have parking included?
Off-street parking is included. Garage rentals are also available.
Do you offer garages or carports?
Detached garages are available to rent for $200/month.
What utilities will I be responsible for?
$125/month for managed Wi-Fi, trash, and amenity access;
Phone, and Cable (if needed);
Electric, Water, and Sewer.
What type of heating system?
Electric.
Do you allow grills?
Grills, fire pits, and chimineas may not be used on balconies or patios. They must be at least 10 feet from the building while in use and returned to your patio after cooling.
What school district will I be in?
Manheim Township School District.
Manheim Township High School, Manheim Township Middle School, Bucher Elementary.
